Preventative maintenance is done to keep developing conditions from becoming bigger problems. The goal here is to retain the current good condition of a roof, making it last considerably longer than one that isn’t maintained. For example, seams that are beginning to open and loose drain bolts are conditions that can be proactively corrected very inexpensively. If left unattended, these minor defects will result in problems that cause leaks, roof system failures and building deterioration. Note that Roof Manufacturers Warranties require annual preventative maintenance to remain valid.
